Condominium assessment payments are due on the first day of each month (Declaration Article XIII. Paragraph D.)
Amounts not paid within 5 days of when due shall bear interest of 18% and a late fee of $25.
The late fee and interest charge is applied every 30 days that a balance remains unpaid (Declaration Article XIII. Paragraph J.)
Any cost incurred to collect an unpaid amount is charged to the unit owner.
Always make sure your payments ARRIVE by the 1st of the month. We strongly suggest you use an online payment option or pay using ACH to avoid the risk of being charged late fees, interest and collection costs.
- Pay online at your banking website using the bank’s “Bill Pay” service. Use a payee name of “Blossom Park Villas Condominium Association, Inc”, a payee address of “PO Box 25473 Tampa, FL 33622-5473”. You can find your account number on your coupon or by signing into the owners’ website. You will need to do this at least a few days before the due date. Use the Autopay feature to have payments made automatically each month then you only need to remember to change the amount in mid-December if assessment fees change. - To pay by ACH, complete this form and send it to ach@homeriver.com. Your payment will be automatically deducted from your checking account on the 5th of each month that the assessment is due.All ACH debits will occur on the 5th of the month in which you are billed.
If you are billed MONTHLY: Forms received through the 15th of the month will be in effect for the month following. Forms received on the 16th or later will not be in effect for the following month. You will need to send in a payment to cover the month, and then the ACH will begin.
If you are billed QUARTERLY: If the quarter has already begun, the ACH will not be in effect until the next quarter. Please make other arrangements to cover the quarter prior to the ACH beginning.
If you are billed ANNUALLY: Forms must be received by the 15th of the month prior to the assessment posting. If it is received after the 15th, the assessment will not be covered for that year. You will need to send in another form of payment to cover the assessment.

- You can pay online using either e-check or credit cards through PayLease found in the homeowner portal at https://home.cincweb.com. You will need to “Register” and complete the information required to gain access to your online account. Once registered and approved, you will receive a password via mail and will be ready to make online payments.
We do not accept payments at the clubhouse.
On the 10th day of each month, we send a reminder to any homeowner that has failed to pay ($5 fee is added). An owner who is 2 months or more in arrears is sent a certified “intent to lien” letter ($35 fee is added).
If the amount remains unpaid following an “intent to lien” letter, no further notices are issued. The file is sent to the attorney for collection (attorney fees and court charges are added). The attorney will place a lien on the property, file suit, foreclose, collect rent from tenants, investigate receivership, obtain title, etc.
Once an account has been sent to the attorney, all dealings regarding collection must be with the attorney until the account paid.
